Pricing and Policies
We try our best to be very fair in pricing. We would prefer that people could come and be able to enjoy themselves and not be stressed about blowing their budget. You will find that our BnB is about half as much as those are in town. Our tea room and parties are also very fair in pricing. They say cheap work ain't good and good work ain't cheap. That's true. But you also don't have to overcharge!

Kids Birthday Tea Parties $350.00 for up to 12 people (adults and kids included) inside teas hold a maximum of 12 people. Outdoor teas can hold up to 20-25 people total (note that outdoor teas that exceed 12 people will be 30.00 extra for each additional person)
Tea parties include: 3 hours of party time. Sash or birthday button for the birthday child. Kid friendly afternoon tea menu. Access to the property (living room to open gifts, front and back porches, outdoor play games)
Families are welcome to bring cake and ice cream and any additional birthday decorations.
Popcorn Machine rental $35.00 (supplies included)
Cotton Candy machine $ 30.00 (supplies included)

Outdoor Birthday Party (no tea party )
$350 for up to 12 people. Each addtional person is $12.00
includes access to front and back porches, outdoor fire pit, outdoor games, popcorn and cotton candy machine, plates napkins and utensils, hot dogs and condiments and water and lemonade. Families can bring cake/ice cream, decorations and any additional food.
If you'd like us to do all the cooking, we offer a BBQ menu. Just ask!

Wedding, baby, adult gatherings with tea party $40.00 per person for indoor events. Guests will be served full afternoon tea and will have access to the property for up to 3 hours. For outdoor teas, there may be up to 20-25 guests for a full outdoor afternoon tea. Guests are welcome to bring cake/ice cream, additional decorations. Wine or champagne is bring your own. 1st bottle will incur a $10 cork fee and every additional bottle is $5.00. No hard liquor permitted. Font and back yard is available as well as a variety of fun lawn games.

Adult Gatherings are a flat $360 for up to 12 guests indoors. Outdoor: Each guest over the 12 person indoor limit is an addtional $25.00 per person. Non tea party events include what is on the tea menu but not as a sit down tea event. BBQ is available for an addtional fee and by advance request.

Note: For parties 6 or greater, %50 is a required deposit when booking. Forms of payment include, check, money order, cashier's chek, cash, venmo, paypal and Zelle. Final headcount is due 24 hours before the event. Final price is based on that number of people because food will be purchased and prepared on their behalf.
